Asking price:

 

$850,000 (this may be negotiable depending on when a new owner would take over, whether or not they would be taking over any confirmed future cashflow, what service or support we would provide in the hand-over of the business during the 1st year, etc.). The sooner someone wants to take over the more flexible I may be.

 

Terms of the transaction:

 

We are looking for a cash transaction.

Vendor take back financing is optional as long as the downpayment is substantial.

 

The transaction would be a purchase of 100% of the shares of the corporation. The financial structure of the company has many attractive advantages for doing so. Also, before any sale would occur, we would obviously make sure that any debts or accounts payable are paid in full before the transfer of any shares.

We ran it as a casual business not really benefiting from all the potential revenues of the operation. Essentially this was a retirement project for us – we made money while being at the cottage. The transaction will be executed as a share purchase. 100% of the shares of the corporation must be purchased. The corporation will be debt free on closing. Payment is payable in cash on closing date.

Location:

Outfitter is located in a splendid location on Jumping Caribou Lake, in the Temagami Region. Access is by drive in or fly-in on float-plane, in the wintertime snowmobile access from TOP "A" Trail .

Property:

The resort is situated on land owned by the corporation (about 3.1 acres) on a quiet bay in the northeast part of the lake. Main Lodge with a separate building is set-up for the 8 persons hot-tub. 3 self contained efficiency rooms, 6 rental cabins, a fish cleaning house, a marina/equipment shop, and a pumphouse. 6 trailer sites, 4 of them are occupied by seasonal rentals.

Current Activities:

Black bear, Moose hunting in the fall – bow and riffle. Fishing focuses on lake trout, walleye/pickerel, bass and northern pike. Winter icefishing, snowmobiling and snowshoeing.

The main lodge features:

    *Owners residence: two separable residences above main Lodge:

3 Bedrooms apartment with laundry and livingroom + 4 pc bathroom, +2 pc bathroom and

4 bedrooms apartment with 2 bathrooms.

    * 24 seat dining room, Games room with big screen Tv, pool table, organ, Arcade Video Games, library with lounging area. A high speed internet terminal is also part of the library,and hook up for laptop is also provided. On the lower level a large 10 persons sauna. In separate ,

12' x 16' inside cedar finished building an 8 persons deluxe Hot Tub, complete with built in speakers and mood lighting by Beachcombers .

Attached to the main building there are 2 efficiency rooms and 1 motel room. All are fully equipped with their own 4 pc bath, fridge, TV, etc.

   

Separate, but attached to the main lodge are 2 showers and men/women bathrooms with a laundy set available for guests in the cottages and the campsites/trailers.

6 cottages from 1 bedroom to 3 bedrooms.

Every rental cottage features:

    * Refrigerator, stove, microwave, coffee maker, kettle, TV.

    * 4 pc bathroom

Access to Property:

 Easy highway access from Highway #11 about 4.5 hrs drive from Toronto,  and 45 min drive from North Bay. Access to Hospitals in North Bay or New Liskeard.Emergency medical support from Temagami, 10 minutes ride. Lodge benefits from easy local access to all required suppliers including gasoline, propane, building wood, marine mechanics, groceries, etc. School bus for kids are provided for transport.

A moratorium against development on this lake has been in place for many years. No new outfitter licences can or will be issued. There will never be new competition since there are no more allowable areas for outfitters on the lake.
